Reserving your New Home

Once you are happy with your chosen plot/apartment and wish to proceed, the next stage is to reserve it.  Your sales agent will draw up a reservation agreement and you will be asked to pay a reservation fee to enable us to remove your home from the market for the next 28 days.  During this period we will not sign any other agreements for the same property.

You will be required to exchange contracts during the 28 day period and pay a deposit of 10% with the remainder on completion.  Any funds paid before completion will automatically be deducted from the final price.

We will always advise to choose your own solicitor/conveyancer to protect your interests during the sale.  

All deposits taken will be held on ESCROW in our solicitors account.

Will I be able to make any changes to my new home?

At MH Stainton Homes we try to offer you as much choice as possible so that you can make your beautiful new home as individual as you are.

Sometimes the choices available are dependent on the build stage, so once you have chosen your preferred plot/apartment our Project Co-Ordinator will be able to advise on any possible bespoke amendments that are available at that time.

Will my new home be exactly the same as my neighbour?

Each home may have elements of individually chosen tiling, flooring, lighting, and kitchen equipment which will make each one feel unique.  Also, as we only use the very best materials both for the property and garden (where applicable) some variation in the finished appearance due to the materials used and the way it has been applied may occur.

Will my new home have a Warranty?

Yes. MH Stainton Homes have opted to use the Warranty provided by LABC Warranty.  Providing you with 10 years of warranty cover this should give you peace of mind that should in the unlikely event of a defect it will be dealt with in an efficient, professional and timely manner.

During the first 2 years of the warranty MH Stainton Homes will be on hand to look after any issues should they arise.  With our expert tradespeople and dedicated Customer Care Team looking after you every step of the way.

LABC Warranty have arranged warranties since 2007 and have become the warranty provider of choice for some of the country’s leading developers.

Will my Warranty cover accidental damage and weather damage?

No.  The LABC Warranty only covers structural defects.  Any damage caused either accidentally or from storm damage would normally be covered by your Home Insurance. (Please note insurance policies do vary).

How long will the drying out period take?

There are no hard and fast rules regarding the actual time your home will take to fully dry out, however, generally it will take between nine months to one year.

The drying out period is essential due to the fact that during construction many materials are mixed using water which needs to evaporate.

We recommend drying out your new home gradually to minimise cracking and shrinkage. This can be achieved by opening windows and trickle vents, closing doors whilst showering, drying clothes outside, ensuring that air bricks are not blocked and keeping an even temperature throughout your new home.

Why do I have condensation in my home?

If condensation occurs this will normally be due to the water used in the mixing of the materials during construction. It will not endanger the structure of the property, however, it is always wise to control the condensation by wiping away the moisture from windows on a regular basis.

Opening windows and trickle vents, closing doors whilst showering, drying clothes outside, ensuring that air bricks are not blocked and keeping an even temperature throughout your new home will also help minimise the condensation.  If your new home has a MVHR (Mechanical Ventilation with Heat Recovery)  system then this can also help.

I have seen some white deposits on the walls, what is this?

This is known as Efflorescence and is usually an effect of the drying out process.  White salts appear in patches on the walls which are quite harmless, they will normally disappear in time, however, you can also remove these by wiping or brushing with a stiff dry brush.  It is important not to wash the salts off.

Why do I need to check my New Home before completion?

At MH Stainton Homes we want you to be proud of your new home so a pre- completion handover is essential to ensure that everything is as per your requirements.  At this point we can go through your home and take notes of anything that may require attention and rectify these before you actually move in.   Also due to the nature of some of the systems in your new home we want you to fully understand how everything works so you can enjoy your home to its full potential.

Will I be provided with any information and operating manuals for my appliances and systems?

You will be given a Full Handover Pack upon completion which is specifically for your new home.  It will contain all necessary warranties and certificates, user manuals, contact details and any other information we feel will help you look after your new home.

You will also be provided with a bespoke user manual from our kitchen designer.

Will I have someone to help me after completion if I have any queries?

Yes.  You will be looked after by our Customer Care Co-Ordinator long after you have been handed your keys, just to make sure that everything is just as it should be.

We will always give your queries our full attention and resolve any issues as efficiently as possible.  leaving you and your family to relax in your new surroundings.
